This was a home in Hillsborough, California that had exterior saltillo tile/grout patios. Saltillo tile is very porous and needs to be sealed in order to maintain its natural beauty. If not properly sealed mold and dirt will start to build up on the tile/grout and make the floor look very dirty. Small mold dots were starting to form on the saltillo tile and grout on these exterior floors. I used my floor machine to help scrub up the molds dots and dirt before going over the area with my hard surface extractor. Using this combination I was able to get up all of the mold and dirt and the floor ended up looking brand new. After the tile/grout deep cleaning I put powerful floor fans on the floor to help the tile/grout dry. Once the tile/grout dried I applied a natural look breathable penetrating sealer to the tile/grout. The sealer did not change the sheen or appearance of the tile/grout. The sealer takes 24 hours to fully cure and will last 3-5 years with the proper maintenance. I left the owner a bottle of ph neutral cleaner concentrate with detailed instructions on how to maintain the floors.
